Major New Development Planned for East Charlotte

Hickory-AB-webAccording to the Charlotte Business Journal, Kolter Homes is planning a major development in east Charlotte on the border with Mint Hill. While technically outside of both Charlotte and Mint Hill city limits, this development will be located at the intersection of Albemarle Road and I-485. The home builder has has filed a rezoning application for 371 acres on the northwest corner of the intersection of Rocky River Church Road and Albemarle Road. Plans call for the development of an active-adult residential community, a neighborhood shopping center and medical and general office uses.

According to a site plan filed by Kolter, the project, called Cresswind, would have up to 180,000 square feet of commercial space, including retail, office and medical office space to support a continuing-care/retirement community, and up to 850 detached dwelling units.The property is in an unincorporated area outside of the Charlotte city limits. A rezoning hearing is scheduled for Sept. 21.

This project will be in addition to the adjacent and long-awaited Novant Mint Hill hospital. Earlier this year Novant signaled an 2018 opening date of the proposed $125 million medical campus to be constructed on a 81.75-acre parcel at the intersection of Albemarle Road and Interstate 485. This means they’ll have to start construction sometime later this year. A representative in Novant’s PR office shared that with the recent leadership changes at Novant, they’re taking a renewed look at the project.

That 167,000-square-foot facility is expected to cost between $90 million and $95 million. It will have a 16-bay emergency department and will offer maternity services, rehabilitation, cardiovascular services, a laboratory and a pharmacy.
A medical-office building of up to 60,000 square feet is planned for physician practices and other medical services on the campus. It is expected to cost between $25 million and $30 million.

This development in far east Charlotte will be an employment center and will anchor development between uptown Charlotte to Mint Hill via the Albemarle Road and Central Ave corridor.
